Workshops
Newham Council and GLE Property Developments
are delighted to announce their recent
signing of a Development Agreement with
the London Borough of Newham to construct
its latest, and arguably most exciting
development in recent years at the Royal
Victoria Dock. Work has already commenced
with completion due in Summer 2003.

The
site is at the western end of the Royal
Victoria Docks adjoining Western Beach
and forms the arches underneath the
Silvertown Way and land immediately
adjoining it. The site is a prime location
for businesses close to, Canary Wharf,
Excel Exhibition Centre and The Thames
Gateway Technology Centre.
The
scheme is the result of a Joint Venture
arrangement between GLE and the London
Borough of Newham and is supported and
part funded by the European Regional
Development Fund and Canning Town Partnerships
Single Regeneration Budget.
Waterfront
Studios comprises 80 units in c.44,000
sf. and includes a 25 unit business
Incubator Centre with units
varying in size of between 200sf. and
500 sf.
A
café and terrace will be constructed
on the waterfront adjoining the Business
Centre. An extensive split level reception
area in the Centre will act as an expansion
area for the café and holds out
the prospect of this being a meeting
place not only for Business Centre occupiers
but as a venue in itself for exhibitions,
music, relaxation.
Improvements
to the boundaries landscaping, pavements,
parking and lighting is being undertaken
by GLE on behalf of the Canning Town
Partnership. In addition GLE plans to
refurbish and improve a further 60,000
sf. of space adjoining the new Business
Centre which is part occupied. It is
intended to provide new frontages and
additional floor area which will substantially
enhance their appearance and provide
much needed quality business space for
small businesses.
A
new car park adjacent to the site will
provide access to the scheme for occupiers
arriving by car. The Royal Victoria
DLR station is just a short distance
away on the north side of the complex
and the completion of the DLR extension
to City Airport is expected by 2005.
The new West Silvertown Way DLR station
will be almost opposite the eastern
end of the site being just 2 stops away
from London City Airport and 1 stop
from the Jubilee line at Canning Town.
Stratford
Workshops
The Stratford Workshops can be found
to the west of central Stratford, E15
in Burford Road adjacent to the recently
constructed Jubilee Line depot. They
are strategically placed, being sited
within a few minutes walk from Stratford
Station and bus terminal. Stratford
Station serves both the underground,
Central Line and Jubilee lines as well
as the Liverpool Street and North London
main lines. It also supports the Docklands
Light Railway. The road link is via
the A11 from the east and is connected
to the A102 Blackwall Tunnel link and
the A12 extension at its junction at
Bow.
The
building was purpose built at the turn
of the century as a printing works for
the railway. It covers an area of 55,000
sq ft measuring 32 ft from back to front
1750 ft long. After being converted
in the 1980's it now contains 110 self-contained
units, comprising of workshops, offices,
studios and storage areas which range
in size between 180 sq ft and 2000 sq
ft.
The
Workshops are controlled from a ground
floor office with management, clerical
and caretaking staff during the day
and security staff during the evening.
The building's common areas are also
covered both internally and externally
by CCTV which is monitored from the
ground floor office.
The
Workshops are run on an easy in, easy
out basis with a rent payment and a
returnable deposit being required to
start. The rents range from £9
to £15 per sq ft (depending on
size, condition and location) and are
charged monthly inclusive of all rates
and service charges. Background heating
is provided to all units during the
winter months.
Nelson
Street Studios
Nelson Street Studios in Canning Town
are multi-purpose business units for
small to medium sized businesses, with
excellent transport links and close
proximity to the Royal Docks.
