The
commercial estate is a diverse and fragmented
portfolio. Some 1,129 interests are managed
producing approximately £6.6Million
per annum. These interests range from shop
lettings to wayleaves and rights of way.
The portfolio includes a significant number
of local shopping parades; local shopping
centres such as Beckton and Stratford; industrial
estates; small workshops; and a few offices.
A large number of these properties, 352,
are let on long leases at ground rents of
less than £500 per annum. 278 of these
are transformer chambers; most of the remainder
are industrial units dating back to the
1950's. There are also 5 modern industrial
estates.
There are 27 local shopping parades serving
housing estates and owned by Housing. These
parades produce approximately £1.6
Million for the Housing Revenue Account
each year. Two of these parades are situated
out of the Borough on Council residential
estates.
In broad terms the Council's portfolio accounts
for 15% of all shop units in the Borough
and 10% of all factory and warehouse units.
The Council's property portfolio supports
the Council's regeneration strategy through
the provision of indirect service properties
in areas of need, principally by the provision
of local shops and industrial units that
encourage local labour and local businesses.
The
council's commercial portfolio is currently
under review. This review aims to release
non-strategic or poor performing assets
and acquire new interests which will add
value to Newham Council's investment.

initial contact point for all commercial
property and market stall enquiries. Enquiries
might be about dealing with new lettings,
assignment of leases, repairs and maintenance
tasks.
