Housing
and Customer Services- Leabon Estate, Gillman
Drive Newham Council's Housing Department commissioned
Design Services to complete this £1.3million
refurbishment project, while tenants and leaseholders
still lived in the Estate.
Originally
built in 1953, the Estate consists of four blocks
with ten maisonettes in each. There is deck access
to the five upper floor units and ground access
to the five below. Their refurbishment was undertaken
through the Metropolitan Police Scheme, 'Secured
by Design'.
The
environmental improvements that were undertaken
include the redefining of the road to allow townscaped
car parking bays, planting of trees, enlarged gardens,
new communal areas with landscaping and new street
lighting throughout the Estate. A secure door entry
system was installed in each block of maisonettes.
While, internally each of the staircases had a refuse
chute and additional stores added. Communal areas
were redecorated, with glass blocks replacing broken
concrete block screens.
Larger private and public covered balconies were
added to the upper floor maisonettes, while each
unit was fitted with UPVC double glazed windows
and insulated rendering was applied to external
walls.
